Here are the steps to find ACTIVE cash buyers:
1. Use database like Propwire (FREE), Propstream, etc.
2. Pick a market.
3. Make sure that you isolate properties that have sold in the last 12 months.
4. Make sure that the owner lives in the same state and that they own between 5 and 50 properties. (These local buyers will be more apt to work with a new wholesaler. They are also buy and hold owners who will typically pay more than flippers. Bigger hedgefunds can be harder to deal with for newbies)
5. Select a property from your list and google search the owner. When you get their info, call them up. (Active cash buyers always can be found ONLINE‼️)
6. When you speak with the cash buyer, build rapport by talking about the property that they recently purchased. Find out why they bought it, so that you can target another property just like that one.💯
